The Village

Available in Fox Creek Village. 

For over 15 years now, The Village plan has been the foundation of so many first time home buyers and young professionals who want to buy new but are on a budget. After many tweaks over the years, we feel the current Village plan offered is just superior to any we have built in the past. The staple of the home is the wide open great room which is still there, but now standard with this plan comes a center kitchen island and storage cabinets on each side of the refrigerator. Also standard is a tiled shower in the master bath, trey ceiling in master, drop zone locker outside the laundry room, and 3 pocket doors to maximize the space. Sitting just under 1200 sq ft on the main level, this plan has everything you need.

Village in the Hills (just over 1200 sq ft ranch)…takes same floorplan and makes both bedrooms much larger.

Village XL (1450 sq ft ranch)…takes same great room flow, but adds pantry in kitchen, covered back patio and a jumbo master suite giving you 3BR/2BA on the main level.

Village XL 3-car just adds a jumbo 3-car garage to fit all the trucks/toys/boats at nearly 24′ depth.

The Scottsdale

For those of you that need to keep the new construction on a tight budget, this plan provides you with 3 Bedrooms and 2 Full Baths with a sizable master suite, a nice sized family room which looks out over the front porch and a kitchen with plenty of countertop space to entertain and play chef!  The garage is deeper than most and the back patio gives you some nice outdoor space to enjoy.  Sharp curb appeal on this nice little ranch that hits the budget while giving you all you need in a home!

The Litchfield

You’ll love the flow to this ranch home that features a mudroom as you enter from the garage and a large family room on the front of the home that opens into the kitchen/dining space.  Center island to entertain all your guests, and a beautiful covered patio off the back give the home endearing qualities most ranches at this size lack.  The master suite is sizable and features a nice tiled shower and walk-in closet.  When you are looking for a nice 3 Bedroom ranch that has enough space to be comfortable, but stays within your monthly budget allowances, this is certainly a top choice!  The Litchfield has been a top choice by consumers and its easy to see why.

The Aspen

This ranch plan features the dining area and kitchen up in front of the home, leaving you with such a spacious family room which can be accompanied by a fireplace on the exterior wall. All 3 Bedrooms are nicely situated together with the laundry close by. The master suite is highly attractive for this price point. If you ever finish the basement, the stairs are nicely placed on the front exterior foundation wall, leaving a jumbo family room to await all your entertaining needs.

The Gossamer

With 1600 sq ft on the main level, this spacious ranch is one of a kind.  A rare centrally located family room that opens to the gourmet kitchen featuring a center island and loads of cabinet space including a separate pantry!  This split bedroom ranch allows for a large master suite that has a beautiful tiled shower, jumbo walk-in closet and large vanity.  Other side of the house has bedrooms 2 and 3 along with the hall bath.  Laundry room is located outside the master in its own room and the basement stairwell is conveniently situated as you come in from the garage.  You’ll love the covered back patio as well off your dining area too.  The Gossamer is spacious but fits nearly any city lot as well, so come one come all and enjoy this fabulous floorplan.

The Stratmoor

This wonderful ranch plan features split bedrooms with the large master suite located behind the garage with close proximity to the laundry room, a spacious open kitchen/great room with island to entertain and plenty of can lights. The other two bedrooms are opposite the master and feature a nice sized full bath. This plan is quite wide and generally only fits on corner lots or a unique wider lot, but it’s widely regarded at the best ranch for the price in our area.

The Gisele

The popular “Gisele” ranch plan, features an open concept gathering area, covered back patio, wonderful family room, grand master suite w/tiled shower, pantry in kitchen which has beautiful white cabinets, large rounded granite island & plenty of countertop space to entertain and cook with a chic tiled backsplash. Dual vanity in master bath & jumbo walk-in closet. A bump-out in the garage provides additional storage. 

The Fiddlestix

Easily distinguished by its covered back patio, this open ranch plan has a grand master with tiled shower and walk-in closet off the master bath, which is situated behind the garage side of the home. Large main floor laundry room as you enter from the garage, but the beauty of this plan sits in its open living area. Carpet the fireplace room to dampen the noise, or put hardwood thru the entire space, but either way, your large angled kitchen island is certainly where you will entertain. Kitchen has a pantry and plenty of cabinet space, other two bedrooms are spacious with sizable closets, and the basement sets up for a perfect future finish.

The Bowz

The Bowz is a rare ranch plan that has a jumbo 4-car garage for all your storage or tinkering needs. Its such a creative ranch design which has over 2100 sq ft on the main level, gives you a huge master suite with jumbo vanity in the master bath, tiled shower, water closet for toilet, and a master closet the size of a normal bedroom! The main living space is just one huge open area featuring tons of cabinet space, an enormous island, pantry closet, and it overlooks the family room with fireplace and dining space.

You can select the roof line of your choice to give the height of vaulted ceilings you desire in that main living space. Two other bedrooms and a full bath round out the main level, but you also get a jumbo covered porch off the back of the home that we wire up with cable and electrical outlets so you can watch TV on your cool outdoor living space! 

This plan is one of a kind and requires a wide-lot, which we can help you with, but if you want a sizeable ranch with ample garage space, The Bowz is as good as you’ll find in BloNo.

The Badger

The Badger is a large split bedroom ranch plan that features the master suite on one side of the house, a large open concept kitchen/family space with one of the largest gathering islands we offer on any plan, then the dining space is nicely tucked towards the rear of the home so it walks out to the covered back patio! This plan lends itself to add built-ins around the fireplace/TV wall if you desire (upgrade option) and isolates the other two main floor bedrooms nicely. A fantastic ranch plan that exceeds 2100 sq ft as well.

The Myra

The Myra is our most popular version of the 1.5 story plan or what some folks refer to as a first floor master plan.  Over the years, we have built it in nearly every one of our 9 subdivisions that it will fit in, but covenants in different areas require larger square footage footprints, so the Myra has evolved to have 3 different versions of it to fit different size requirements and of course the budget of your family.
The original Myra is our most budget friendly of the plan and it under 1900 sq ft on the main two floors, but features a family room with elevated ceilings, large kitchen/dining space with nice sized pantry, main floor laundry as you come in off the garage, jumbo main floor master suite and then upstairs is two bedrooms and a bath for the kids.  The family room is quite appealing to most as the large windows bring in plenty of sunlight and the staircase gives that grand feeling as it overlooks the family room with fireplace.  

The Myra 2.0

The Myra 2.0 is simply the same version of the original with a few hundred more square foot scattered across the main levels pushing it over 2000 sq ft above the basement. Everything on the main level is just larger honestly, but the 2nd floor now has 3 Bedrooms and a bath so this becomes a 4 Bedrooms/2.5 Bath home which sometimes is more attractive to the larger families that need the extra bedroom space. The floor plan as shell though does not change, its just bigger than the Myra.

The Myra 3.0

The Myra 3.0 pushes over 2400 sq ft in size on the main two levels above the basement, increasing the size of the family room to a really nice gathering room, it generates a larger laundry room on the main level, repositions the half bath and gives the larger family more room to operate in the kitchen/dining space.  This plan also throws in a 3-car garage and now the master suite and other 3 Bedrooms upstairs just all got super-sized.  This is a great family home that requires a nice sized lot of course, but fits the covenant size requirements of any subdivision we offer. 

The Patriot

The Patriot was architecturally designed to allow a first floor master plan to be built with an open concept living space on main, still give you two bedrooms up, and not blow the budget. Its footprint is also manageable allowing us to build it in many of our subdivisions, regardless of lot size. The name is inspired by the rare new build “Colonial” look that this plan tends to give off when completed, which is rare to the Bloomington-Normal housing market. Enjoy 3 spacious Bedrooms, 2 1/2 baths, and a nice working space up the kids can use for homework or your favorite decor. A classy and truly American plan that we are happy found its way to Central Illinois!

The Dode XL

The Dode XL is one of our elite floor plans, one that combines a rich main floor master suite, open family gathering space with elevated ceilings, spacious bedrooms on the 2nd level, and a classy main floor office as you enter the home! You’ll love the jumbo center kitchen island and loads of countertop/cabinet space, separate dining space close by, large pantry space and mudroom as you enter from the garage. Such a unique and classy plan.

The Conlor

This popular 2-story plan features open kitchen to great room, main floor flex room, pantry, 3 jumbo bedrooms all with walk-in closets & a large 2nd floor laundry room! Depending on the lot size, this plan can accompany a 2 or 3 car garage.

The Conlor XL

This takes all the great features of the original Conlor plan and adds additional space in the kitchen, family room, plugs in a mud room with built-ins as you enter from the 3-car garage, then obviously makes the bedrooms even larger upstairs.

The Shalimar

This plan is unique to the special golf course community located on Bloomington-Normal’s only Arnold Palmer Golf Course, Fox Creek Country Club.  St. Ivans at Fox Creek are an upscale set of townhomes that overlook the beautiful 12th tee box.  Enjoy a sharp brick front curb appeal to match the others, a wonderful open ranch floor plan featuring plenty of kitchen space and cabinets, and a perfectly sized family room with fireplace on the back of the home that has views of the course.  Sharp master suite, tiled master shower, jumbo walk-in closet, and a guest room situated in the front of the home round out this higher end duplex design.  Limited number of lots coming in the summer of 2022 which will conclude St. Ivans so reach us today if you have interest building this plan and you can certainly select the finishes you desire.
